Trophy Lake Golf Course

Project Size: 227 Acres

 

The Trophy Lake Golf Course is located in Kitsap County, WA, west of Port Orchard on the south side of Lake Flora Road. The site received an Unclassified Use Permit in 1995 for an 18-hole golf course.

 

In May of 1997, O.B. Sports, Inc., an active client of RWT/A's, expressed interest in purchasing the site. O.B. Sports requested that RWT/A perform a Land Use Feasibility study to include physical land features as well as the status of existing permits. The scope of the study covered review of the existing Kitsap County file, review of the owners project file, discussions with jurisdictional staff on existing permits, permit life expectancy, and potential revisions. The results of the study were positive and the Kitsap County staff was excited to review design changes that increased the widths of buffers and reduced impacts to wetlands on site.

 

RWT/A worked very closely with John Fought Design, golf course architect, on developing site plan options and revisions that exceeded minimum code requirements, honored setbacks and avoided easements. The end result was an 18 hole golf course design that blended well with existing land forms and minimized impact to wetlands.

Based on the revised design, the Kitsap County staff issued an approval allowing the project to move forward to the construction permitting phase. Our offices assembles a team of co-consultants to perform various specialty tasks:

 

The team established an aggressive schedule for receiving permits and ground breaking. The time required for proper seed germination and "Turf Grow-In" as well as the need to work the site grading in the "Dry Season" forced an April 1, 1998 start date. Permits required to begin included:

 

RWT/A provided services regarding other aspects of preparation for site construction which included assisting in ownership agreements, joint use agreements, revising existing easements, the removal of "Clouds" on the title, and gaining endorsements to cover title issues. The project remained on schedule and opened for play the summer of 1999.
