The purpose of our work was to determine if the land would support a single family subdivision given the environmental and jurisdictional limitations. The cost to create such a subdivision and sales of the individual lots was analyzed to determine what the potential "value" was for this entire parcel. The resultant "value" was then used to evaluate taxation for the current use. Two possible scenarios were devised. Concept 1 was to remove all structures, and maximize the number of lots. Concept 2 retained existing structures and infilled with single family lots.
